Recommendations For Successful Staging:
- Provide a clean environment
- Choose Items with neutral colors
- Select Art/Decorative items to fit the theme you are creating and make them memorable pieces
- Choose the quality/price point of items to coincide with the class of property
- Consider your buyer and if they would likely purchase the items you have placed
- Visualize the lifestyle and expectations of someone purchasing a luxury home
- Research the market in your specific location for the types of residents, local businesses, etc found there: Retirees? Vacation home owners? First Time Home-Buyers?
- Do not over-stage. Less is often more
- Show off the amenities with extra effort staging these areas
- Lighting is very important in special rooms like home theaters, gyms, pools, etc
- Create elegant and comfortable places.
- Take your time planning and selecting the right items to use. Consult with your designer and staging manager
- Add some high end linens, candles, etc to compliment the overall staging items
- Invest in luxury staging for luxury homes.
- If you are only partially staging a large property, stage the main spaces minimally
